Exposed roots

I might be inclined to leave it. If the one side gets sun scalded removing the cooked branches will expose the non cooked side to sun scald. Or just remove it completely and replant with something more tolerant to the heat and keep it watered.
Yeah, I would leave the west side. Try to get some weight off the east side, get it out of the trash truck’s way on the north side, maybe some off the top and south side. But if it doesn’t look like it’s going to tip over from imbalance, leave it.

One thing to keep in mind is if we get a storm, the ground goes to mud and the wind usually comes from the west.

I’m removing a mesquite for another lady today because the last time that happened she could see her yard heaving from the roots, and it stayed heaved up.
 
Remove and replace with extreme prejudice. Get the water and other under ground marked, hand dig and cut roots etc. Charge accourdingly lots of dollars.
Looks like ficus roots or how they do. Fug everything over and around them.
 
Guess you've never ground out a Ficus stump Sean, they've got a pretty good hold on the ground.

They took this one as well, years earlier they narrowed the road there to go around it. Same council area but different members then, they liked trees.

I think it looks like a pretty good tree, likely with a large root system and no indication of uprooting.
